Plus yes leasing is the way, and you can lease to multiple if the terms are clear. Problem is non exclusive leasing makes it less attractive, so, less money, but of course, the possibility of multiple sales. Consider a short fuse on the lease that when blown, returns all rights to you if certain conditions are nut met. Most common is recording. But you can go for publication, or a certain amount of exposure. Etc ... I'd suggest you go exclusive recording rights, split mechanical rights lease with all rights returned if you don't see publishing activity in six months. Just an idea. Inbox.
